Thoughtful architecture, at every scale

Good architecture is not defined by scale. The same care and creativity is applied to a modest domestic project as to a large commission.

HUMAN

CENTRED

Every project starts with how you'll actually use the space: light, layout, flow and long-term life.

PLANNING

EXPERTISE

Extensive experience navigating a complex and increasingly demanding planning process, including sensitive and heritage sites.

"The Bazeley Partnership approached our project with a level of creativity and originality that was essential for us to fulfil our ambitions for a new home in the heart of St Mawes. Their ability to see beyond a dated bungalow on a very steeply sloping site and recognise the potential to create something unique has exceeded our expectations. The collaborative approach worked extremely well and they were very receptive to my input and feedback. We would have no hesitation in recommending them."

"I have known and worked with The Bazeley Partnership over many years on a variety of projects, ranging from speculative, luxury residential developments to my own family homes. The quality of their designs has frequently been influential in gaining difficult planning consents and has won awards. They are experienced enough to cope with projects of all sizes whilst still providing a personal, bespoke service, which offers extremely good value."
Mike ClaydonLong-standing client
"We knew what we wanted: a bigger kitchen, a utility room, a pantry and glass doors opening on to the garden. But no matter how much we tried to work out a layout, we were going around in circles. Rob came to the house and turned everything on its head. We now have a kitchen on the same level as the garden, everything we wanted, in fact. The new extension works perfectly and has some lovely, raised seating areas. Very happy."

HOW WE WORK

Context first

Every design starts with the site, the existing building and the way you actually want to live or work. Good architecture belongs to its place.

Intelligent spatial planning

Thoughtful design reveals the opportunities already there: better light, better circulation, better use of the space you have.

Practical, buildable outcomes

Getting planning permission is only part of the job. We design spaces that work well on day one and go on working for decades.

We believe architecture should be human, designed around the people who will use it, sensitive to its surroundings, and built to last. That thinking applies whether we're rethinking the layout of a family home or shaping a complex new-build on a difficult site.

HUMANE ARCHITECTURE

Designing with
people in mind

We're an established, design-led architectural practice, but our starting point isn't a style or a signature. It's you: how you want to live, how you want to work, and what the building already gives us to work with.

Good architecture isn't just about getting planning permission. It's about creating spaces that function well from day one and keep working over decades, creating spaces that make better use of light, layout and flow, and reveal opportunities in the buildings and sites already there.

The same care and creativity goes into a modest domestic remodel as into a bespoke new-build or a larger commercial commission. Good architecture is not defined by scale.

FAQ

Common questions

What kind of projects do you take on?
We work across the full range: home extensions and remodels, bespoke new-build houses, barn conversions, heritage and listed building projects, and larger commercial and community schemes. The same care and creativity is applied to a modest domestic project as to a large commission.
What areas do you cover?
We're rooted in Cornwall, Devon and the wider South West, with studios in Bude and Okehampton. We're happy to discuss projects further afield when it's the right fit.
Do you offer an initial consultation?
Yes. We start every project with an initial conversation to understand your site, your brief and what you're trying to achieve, and to give you a clear, honest view of the process, timescales and likely costs.
Can you help us make more of a building we already have?
Often, yes. That's a lot of what we do. Thoughtful design frequently reveals opportunities in existing buildings that aren't obvious at first: better layout, better light, better circulation, better long-term value.
How do you handle planning?
We manage the full planning process on your behalf, from pre-application discussions through to submission and consent, drawing on extensive experience of a complex and increasingly demanding planning environment.
What does the full service look like?
From initial consultation and feasibility, through concept design, planning, technical design and construction support, we can take a project from first conversation through to a finished building.
